What Kind of Housing Market Are We In Right Now?

It’s one of the questions I hear most from both buyers and sellers lately:

What kind of market are we in right now?

The honest answer is that the Howard County housing market in 2026 doesn’t fit neatly into one category. It’s not clearly a buyer’s market, and it’s not the ultra-competitive seller’s market we saw a few years ago either. Instead, what we’re seeing is something more balanced — but still very dependent on the specific home and price point.

Demand in Howard County remains strong. Communities like Columbia, Ellicott City, Clarksville, and Elkridge continue to attract buyers because of the schools, neighborhoods, and proximity to both Baltimore and Washington. Even with interest rates higher than they were a few years ago — and though they’ve come down somewhat — many buyers are still actively searching for homes.

At the same time, inventory remains relatively limited. Many homeowners are holding on to mortgage rates they locked in several years ago, which means fewer homes are coming onto the market than we would normally expect.

The result is a market where well-priced, well-prepared homes that show well can still attract strong interest — and sometimes even multiple offers. On the other hand, homes that are overpriced or not properly prepared for the market may take longer to sell than they would have during the peak frenzy of the past few years.

For buyers, this can create real opportunities. There’s often more time to evaluate homes, ask questions, and make thoughtful decisions than there was during more competitive periods.

For sellers, it means preparation and pricing strategy matter more than ever.

So is 2026 a buyer’s market or a seller’s market in Howard County?

In many ways, it’s a strategy market.

The buyers and sellers who understand the local dynamics, prepare well, and make informed decisions are the ones seeing the best results. And in a place as consistently desirable as Howard County, that’s a trend likely to continue.
